Dojo: Dojin Aikikai School of Aikido

I am considering opening a Dojo after the first of the year. This will be my first and I would like to create a list and use it to check and double check everything before making the next step. For those of you that have Dojos or had them in the past, I would like to ask you for a list of thinks you had to consider when you started your own Dojos?
